Question 1

What are your management fees?

Accepted Answer

For our Plus plan — the most popular option — JDN charges 7% of monthly rent collected, plus a $15.00 monthly administrative fee. The administrative fee is per portfolio, not per property. Whether you have one property or 10 with us, you pay the same flat $15 admin fee. Visit our Pricing page for a full breakdown of all packages.

Question 2

How do you handle maintenance issues?

Accepted Answer

Tenants submit service requests directly through their tenant portal. Requests go to our maintenance coordinator, who first reviews whether the issue is a landlord or tenant responsibility. Tenant responsibilities (like lightbulb replacement) are redirected to the tenant with guidance. For landlord obligations, we dispatch our network of trusted technicians promptly. If maintenance is required due to tenant negligence, we perform the work and pursue compensation from the tenant as appropriate. You receive a full work order history through your owner portal.

Question 3

How do you handle rent arrears?

Accepted Answer

Our process begins immediately. We send automated texts and emails to understand the situation. If unresolved, we follow up with phone calls — and in some cases, in-person contact. We always work first to help tenants resolve arrears while ensuring your monthly obligations (mortgage, expenses) are met. When legal action becomes necessary, we serve the appropriate documentation (Form N4) and manage the LTB process from start to finish. With our in-house paralegal, this is handled efficiently and at lower cost than most third-party legal services.

Question 4

How and when do landlords get paid?

Accepted Answer

JDN collects rent directly from tenants each month. After deducting our management fee and any expenses on your behalf, the remaining owner remittance is deposited directly into your bank account the same month rent is due. Our goal is to always have funds available to you as early as possible in the month.
